Questions, sources and the small print

What rentcite.shop reads, what it keeps, and what it doesn’t do.

What agents ask

Where do the decisions come from?
From the First-tier Tribunal’s decisions published on GOV.UK. We read each new market-rent decision, pull out the rents, the property and what was taken off for condition, and match it to your properties by distance.
Do you show tenants’ or landlords’ names?
No. We don’t keep them. We hold the postcode district, the property facts, the figures and a link to the official decision.
Do I have to connect my CRM?
No. Upload a spreadsheet of your managed properties, or type them in. Postcode, bedrooms, type, rent, rent day and the date the last rise took effect are all it needs.
Will this tell me what rent to put on the notice?
It shows you the evidence: official local rents and what tribunals nearby decided. The figure is your decision and your landlord’s. We don’t give legal advice and can’t say what a tribunal will decide.
Tribunals prefer achieved rents. Can I add mine?
Yes, and you should. Add your own recent lets to a property and they sit at the top of its evidence pack, with the letting date and condition.
Does it cover Wales and Scotland?
No. It covers England only, because the Section 13 rules and these tribunal decisions are England’s.
How much is it?
£29 a month. The first 7 days are free and no card is needed. Cancel at any time. It’s sold to businesses only.

Information, not advice. rentcite.shop reports what tribunals decided and what official statistics say. It doesn’t give legal advice or say what a tribunal will decide. It isn’t a government service, it covers England only, and it’s for letting agents and portfolio landlords as businesses, not for tenants or the public.
